This is an 82 single-family detached (SFD) dwelling unit/lot residential subdivision of 51.78 acres originally located on Amazon Trail at Rolesville Road.

** This subdivision is regulated under the Unified Development Ordinance (UDO), and not the Land Development Ordinance (LDO).  Once the homes are built and the subdivision is fully completed, the lots shall be subject to the LDO for matters such as fences, accessory structures, etc., but its zoning and subdivision regulations shall be per the UDO.

ANX 21-02 - Approved 2021-11-04.  Voluntary Annexation Petition for contiguous 35.204 acres, being PIN 1767284304, and non-contiguous 14.713 acres, being PIN 1767284925, for a total of 51.78 acres into the incorporated Town limits. On 2021-06-01, the Town Board authorized the Town Clerk to Investigate Sufficiency of the Petition.  n 2021-07-08, the Town Board set a public hearing for the petition.  On 2021-08-03, the Town Board held a public hearing on the petition; the Board voted unanimously to continue the Public Hearing to 2021-10-05.  On 2021-10-05, the Town Board voted unanimously to continue the public hearing to 2021-11-04.  On 2021-11-04, the Town Board voted unanimously to Approve ANX 21-02.

    The Annexation Ordinance 2020-O-10 was Recorded on 2024-05-22 as BK 19617 / PG 1008-1012. 

MA 21-05 - APPROVED 2021-12-07 -- Application for Map Amendment (aka Rezoning) to Rezone 51.78 acres, being PIN 1757284304 and 1767284925  from the (Wake County) R-30 District to a R3-CZ (Conditional Zoning) District. Town Board of Commissioners approved this rezoning at their _2021-12-07_ meeting as part of Item B.2 (Consent agenda).  

- On 2021-10-05, the Town Board voted unanimously to set the public hearing for MA 21-05 for 2021-11-04.

- On 2021-10-25, the Planning Board held a public hearing, and voted unanimously to Recommend Approval to the Town Board, suggesting conditions of: 1.) Applicant completely address TRC comments, and 2.) Construction shall not start until Rolesville Road is widened to three lanes.

- On 2021-11-04, the Town Board voted unanimously to Approve MA 21-05 with these Conditions:

    1.) all dwellings to be constructed on raised foundations with crawl spaces, no on-slab construction;

   2.) development to incorporate a public greenway as shown on sketch plan incorporating option two, together with wayfinding signing and con struction of a ten-foot, public multi-use path, connecting the greenway to the Kalas Falls greenway network as shown on the sketch plan;

   3.) a solid board fence shall be erected along the property line boundary fronting the Eastern terminus of the greenway bordering the Shore property;

   4.) on-site construction shall not commence until the Kalas Falls/Rolesville Road widening project is complete. 

- On 2021-12-07, the Town Board voted unanimously to Approve a Revised Sketch Plan incorporating the Conditions that are part of the Approval on 11-04-2021.

PR 22-01 - APPROVED 2024-11-19  - Preliminary Subdivision Plat to subdivide 51.78 acres into 82 Single-Farmily Detached residential lots, 8 open space lots, XXXX linear feet of new public streets (right-of-way), public greenway, and stormwater facilities.  The subdivision will consist of Two (2) phases, each with 41 residential lots.  Six (6) submittals of this application were reviewed by TRC Staff between January 2022 and November 2024. 

CID-24-09 - APPROVED 2025-08-13/2025-10-01/2025-10-03 - Construction Infrastructure Drawings for residential subdivision improvements pursuant to Approved PR 22-01.   Five (5) submittals reviewed by TRC Staff between December 2024 and September 2025. Plan set is 78 Sheets total, broken into 2 parts for file size limitations - Part 1 is first 39 of 78 Sheets, Cover to C7.1 / Part 2 is last 39 of 78 Sheets, C8.0 - ES101.  Signature Approvals of the Following occurred on these dates - Town of Rolesville - 2025-08-13 / Wake Co. Watershed Management - 2025-10-01  / City of Raleigh Public Utilities - 2025-10-03.

 

2025-10-14 -- THERE ARE UNPAID DEVELOPMENT REVIEW FEES >120 DAYS - NO FURTHER REVIEW WORK OR APPROVALS UNTIL ALL PAST DUE FEES ARE PAID.
