The Point - Under Review

** ALL DEVELOPMENT APPLICATIONS WILL BE REVIEWED UNDER THE UNIFIED DEVELOPMENT ORDINANCE (UDO).

CID-24-01 - Point South Phases 8 & 14 (aka Package #3)  - UNDER REVIEW - Construction Infrastructure Drawings for Phases 8 & 14, for 178 total residential lots - 64 Single Family Detached (SFD), lots 739-802, and 114 Single-family Attached (Townhomes, TH) being lots 624-738 (total Lot range 624 - 802). 

  • 1st Submittal received 2023-12-13 / comments published on 2024-02-05. ** Note - CD Plan set is 74 sheets.
  • 2nd Submittal received 2023-03-01 / comments published on 2024-04-02.  ** Note - CD Plan set 77 sheets.
  • 3rd Submittal received 2024-05-02 / comments published on 2024-06-09.  ** Note - CD Plan set is 77 sheets.
  • 4th Submittal received 2024-10-02 / comments published on 2024-11-05.  ** Note - CD Plan set is 77 sheets.
  • 5th Submittal  received 2025-02-04 / comments published 2025-02-23.    ** Note - CD Plan set is 81 sheets. 

*Developer to pay a fee-in-lieu related to Troupe Way at time of Final Subdivision Plat recordation.

STATUS - Awaiting Wake County approval of related Permits SEC-115283-2023/SWF-115288-2023. 

FSP-24-23 - Point South Phases 2 (pt.), 3 (pt.), 6, and 9 (pt.)  - UNDER REVIEW - Final Subdivision Plat to record 18.66 acres as 130 Single-family Detached (SFD) lots, being - Phase 2 -- 31 Lots being lot numbers 122-132, 173-184, 198-201, and  251-254; Phase 3 -  25 lots being 185-197,  255-266; Phase 6 - 66 lots, being lots 56-121; Phase 9 -- 8 lots, being 18-20 and 51-55.  Also included are xxx Open Space lots being XX-xx, xx-xxx, etc., and 11,271 linear feet of 50' public right-of-way, 2,878 linear feet of 60' public right-of-way, and 678 linear feet of 80' public right-of-way.  There is 2,756 LF of private alleys also included.

  • 1st Submittal received 2024-12-02; on TRC-STAFF review during DECEMBER 2024; comments published on 2024-01-05.
  • 2nd Submittal received 2025-01-21; on TRC-STAFF review during FEBRUARY 2025; comments published on 2025-03-12.
  • 3rd Submittal received 2025-03-21; on TRC-STAFF review during APRIL 2025; comments to be published by/on 2025-05-05.

 

FSP-25-01 - Point South Phase 10  - UNDER REVIEW - Final Subdivision Plat to record 11.5 acres as 68 Single-family Attached (SFA - Townhome) lots, being lot numbers 267 - 334, three (3) Open Space lots (OS 2, OS 14, OS 15), and XXXX linear feet of 50' wide public right-of-way (ROSY Court and MIRTH Court) and XXXX linear feet of 60' wide public right-of-way (STRIPS Drive).

  • 1st Submittal received 2024-12-17; on TRC-STAFF review during JANUARY 2025; comments published on 2025-02-10.
  • 2nd Submittal received 2025-02-26; on TRC-STAFF review during MARCH 2025; comments to be published by/on 2025-04-07.
  • Bond Review Status 1/9/25 - Town engineer has no comment on (ie Approves of) Bond estimate as presented (applicant intends to build certain items not reflected in Estimate, and unbuilt at the time of this Estimate submittal and review; these items must be constructed in order to be omitted from Bond, at time of signature and recordation of Final Plat.)

 

FSP-25-02 - Point South Phase 3  - UNDER REVIEW - Final Subdivision Plat to record 53.41 acres as  [Lots are TBD - Plat says 113 / Staff fins Lots 405-530, 538-543 are included, totalling 132 residential lots - 126 bieing Single-family Attached (SFA - Townhome) and 6 being Single-family Detached (SFD) lots ] , three (3) Open Space lots (parts or all of OS 18, OS 20, OS 21), and XXXX linear feet of 50' wide public right-of-way (Solace Way, Sanguine Way, Athirst Way) and XXXX linear feet of 60' wide public right-of-way (Quarry Road).  A "future development" lot of 38.08 acres is also being Recorded.

  • 1st Submittal received 2024-12-20; on TRC-STAFF review during JANUARY 2025; comments published on 2025-02-10.
  • 2nd Submittal received 2025-02-26; on TRC-STAFF review during MARCH 2025; comments to be published by/on 2025-04-07.
  • Bond Review Status 1/13/25 - Town engineer has no comment on (ie Approves of) Bond estimate as presented (applicant intends to build certain items not reflected in Estimate, and unbuilt at the time of this Estimate submittal and review; these items must be constructed in order to be omitted from Bond, at time of signature and recordation of Final Plat.)

 

FSP-25-03 - Point South Phase 7 - UNDER REVIEW - Final Subdivision Plat to record 30.62 acres as 70 Single-family Detached (SFD) lots, being Lots xxx-xxxx , four (4) Open Space lots (parts of OS 8 and OS 11, all of OS 9 and OS 10), and XXXX linear feet of 50' wide public right-of-way (Seraphic Way, Lineage Place) and XXXX linear feet of 60' wide public right-of-way (Fetching Place).  

  • 1st Submittal received 2025-01-27; on TRC-STAFF review during FEBRUARY 2025; comments published on 2025-03-12.
  • 2nd  Submittal received 2025-03-26; on TRC-STAFF review during APRIL 2025; comments to be published on/by 2025-05-05.

 

FSP-25-04 - Point South Phase 4 - UNDER REVIEW - Final Subdivision Plat to record _____ acres as _____ Single-family Detached (SFD) lots, being Lots xxx-xxxx , four (4) Open Space lots (parts of OS 8 and OS 11, all of OS 9 and OS 10), and XXXX linear feet of 50' wide public right-of-way (Seraphic Way, Lineage Place) and XXXX linear feet of 60' wide public right-of-way (Fetching Place).  

  • 1st Submittal received 2025-01-29; on TRC-STAFF review during FEBRUARY 2025; comments published on 2025-03-12.

 

FSP-25-08 - Point South Phase 5 - UNDER REVIEW - Final Subdivision Plat to record 66.63 acres as 45 Single-family Detached (SFD) lots, being Lots 469-471, 562-603; four (4) Open Space lots (part of OS 8 and all of OS 22 and OS 23), and XXXX linear feet of 50' wide public right-of-way (Paragon PLace) and XXXX linear feet of 60' wide public right-of-way (Quarry Road).  

  • 1st Submittal received 2025-02-24; on TRC-STAFF review during MARCH 2025; comments to be published by/on 2025-04-07.
