302 S. Main Street - Development of a child day care center.
VAR-24-01 - Variance - APPROVED 04/09/2024 - Request to modify LDO Section 6.2.2.1.G/Table 6.2.2.2 – to reduce the depth of the required Type 3 Perimeter Bufferyard from 25’ to 7’, thus an 18’ Variance Request. Per Attachment 3, this request would extend the entire 73’ rear property line; Attachment 2 Justification statement #4 says “The variance in only for the portion of the landscape buffer where the SCM is located and the sanitary sewer easement lies.”
- April 9, 2024 Board of Adjustment (BOA) Meeting - an Evidentiary Quasi-Judicial hearing was conducted and the Board voted 4-0 (1 absent) on a motion to Approve.
SDP-23-07 - Site Development Plan to develop a 1.25 acre lot into a day care center. Application processed six (6) reviews by TRC Staff between October 2023 and August 2024. Town of Rolesville Approval provided 2024-08-16; Wake County Watershed Management provided signature Approval dated 2024-12-12 (Permits SEC-121934-2024 / SWF-121936-2024); City of Raleigh Utilitie sprovide signature Approval dated 2025-01-21.
- Pre-Construction and Pre-Permitting meeting held February 11, 2025.
- Fee-in-lieu for improvements to Old Rogers Road to be provided, TBD.

SDP-23-07 Final Approval
Site Development Plan SDP-23-07 received final approval in January of 2025 for the development of a Learning Center day care use at 302 S. Main Street. Pre-construction meeting was held February 11, 2025. Construction estimated to start before April 2025, TBD.
